The house is located in a quiet, residential street just off the High Street, within c. 5 minutes' walk from the sea (i.e. the Menai Straits). The house is a shared house with an HMO (House of Multiple Occupancy) licence for 4 persons and comprises 3 spacious double bedrooms and the following communal rooms, a large well equipped kitchen with a washer/drier, a dishwasher and a large fridge/freezer, a living/dining room and a bathroom (with bath and shower). The house has been redecorated recently (November 2024). The house also has a rear garden with a patio and garden shed for the storage of bikes etc.
I currently have 1 ground floor, double room available to rent. The rent for the double room is £498 per calendar month (if eligible for an exemption from payment of council tax) and is inclusive of all household bills, i.e. gas and electricity (with a fair usage policy), water and a superfast, fibre broadband service. If not eligible for a council tax exemption, the rent will be higher to include the council tax payable. The property is in Council Tax 'B' Band although you may be eligible for a 25% reduction. The house is partly double glazed and has an EPC rating of 'C'.
The fair usage policy for gas and electricity is based on the previous years usage and adjusted according to the number of persons in the house.
